Why do I need a survey?

A mortgage valuation is not a survey—it’s simply an assessment that tells your mortgage lender whether the property is a secure proposition for them to loan on. It won’t tell you the structural condition of your home.

With a Level 2 or Level 3 survey a thorough inspection of your property would be carried out, giving you a clear understanding of its condition, faults and urgent defects that may affect the value of your home. This allows you to enter homeownership fully informed, with all the information you need about the property you’re purchasing.

Common defects like a new roof, treating damp, subsistence, Japanese knotweed and rewiring can cost £1,000’s to repair. If left untreated/undetected then these defects could cost considerably more to repair.

Which survey do I need?

Survey options:

Level 2 (Home Buyers Report)

The most popular type of survey which meets most needs for highlighting defects on modern property.

Level 3 (RICS Building Survey)

Suitable for character or period properties, properties with extensive renovations and alterations.

Red Book valuations

When a market value of the property is required but you don’t need an in depth condition report.

Private valuation

Want to know that what you are paying for your property is it’s true value? I will provide you with a fair and independent market valuation for your property using industry standard tool and my experience of the local area.

Help to Buy

Help to buy is a government backed scheme to help people purchase a property who meet set criteria. Once you come to sell the property or purchase the governments proportion from them you will require a RICS valuation in order to do this.

Shared Ownership

If you wish to sell your property or purchase more shares from your shared ownership provided then you will require a RICS valuation.

Probate valuations

A valuation may be required to determine the accurate value of assets for tax purposes during probate.

What will be included in the report I will receive?

My reports are carried out in accordance with the RICS Home Survey standards. Each element of the property will be given a condition rating, to enable you to prioritise and budget accordingly.

Condition Rating 3: Defects that are serious and/or need to be repaired, replaced or investigated urgently

Condition Rating 2: Elements that have issues but are not serious or urgent. They will need to be addressed and budgeted for in the future.

Condition Rating 1: Elements with no current issues. Property needs to be maintained in a normal way.
